Job Description

Real Estate Acquisitions Manager

Company: Gold Coast Home Buyers

Location: Fort Lauderdale

Work arrangement: Fort Lauderdale-based, with regular office days and travel to seller appointments as necessary

Position: Full-time, Contract

About the role

Gold Coast Home Buyers is hiring a Real Estate Acquisitions Manager to turn high-intent inbound seller leads into signed contracts.

Our marketing generates high-intent inbound sellers who have already raised their hand, so your work is qualifying and closing—not creating interest from scratch. You will also follow up with older leads and past appointments that didn't convert to uncover opportunities.

After a contract is signed, you will continue supporting the seller and work with our Dispositions and Transaction Coordination teams through closing.

Responsibilities

  • Review seller notes, property details, and photos before each appointment.
  • Analyze comparable sales and determine defensible after-repair value, as-is value, repair assumptions, and offer ranges.
  • Attend seller appointments throughout South Florida when an in-person meeting will best advance the opportunity.
  • Understand motivation, timeline, condition, price expectations, decision-makers, occupancy, and known title issues.
  • Present offers, handle objections, negotiate within approved authority, and prepare accurate purchase agreements.
  • Maintain same-day notes, offer history, follow-up tasks, and pipeline status in the company's AI-powered CRM.
  • Use Slack for timely communication, deal updates, questions, and team handoffs.
  • Follow up persistently with qualified sellers and older leads to uncover opportunities and move them toward a decision.
  • Hand signed contracts to Dispositions with the comparable sales, offer rationale, condition details, access plan, seller expectations, and known risks.
  • Support seller communication, due diligence, title questions, and necessary renegotiation through closing.

Performance will be evaluated using appointment-to-offer and offer-to-contract conversion, closed deals, collected gross profit, contract fallout, underwriting accuracy, follow-up compliance, and handoff quality.

Required experience

  • At least two years in a closing sales role with direct responsibility for in-person or one-call closes with decision-makers.
  • A documented record of personally closing deals and hitting quota or production targets. Strong consultative selling, follow-up, objection-handling, and closing ability.
  • Comfort with numbers and the ability to learn property valuation, repair assumptions, and offer calculations quickly.
  • Professional judgment when working with motivated sellers and complicated situations.
  • Consistent CRM discipline and reasonable responsiveness for time-sensitive leads.

Preferred

  • Residential acquisitions, wholesale real estate, or direct-home-buying experience, including purchase agreements you personally negotiated to closing.
  • Working command of comparable sales analysis, after-repair value, repair estimates, and investor offer calculations.
  • Strong knowledge of South Florida residential markets. Bilingual English/Spanish.
  • Active Florida real-estate license. A license is preferred but is not a substitute for direct acquisitions experience.

Why join us

You will spend more time on high-value acquisitions work because our marketing brings in high-intent inbound sellers. We provide clear buy-box, offer-authority, and escalation standards, along with an AI-powered CRM, sales tools, direct coaching, and structured pipeline visibility. Once a contract is signed, our Dispositions and Transaction Coordination teams support the deal through closing.

Compensation

This role includes a guaranteed salary during the initial ramp period, followed by commission plus performance bonuses. Strong performers have the potential to earn $200,000+ annually.
